Looking for a new place to live is often a difficult and time-consuming affair: many organizations
work with waiting lists and registration fees. We work differently.
There are two ways to rent housing through us.
Looking for housing yourself:
You can search for housing yourself which we offer through our own website (
housing offer tab) or on other media where we present our available housing. If you rent
accommodation which we present ourselves, you do not owe us any fee / brokerage
, because in this case we work for the landlord.
Issue search request
We can also actively search for suitable housing to rent for you. You can provide us with a search request for this purpose. We will then look for suitable housing outside of our own offerings for you. In doing so, we will exclusively represent your interests. Among other things, we will take stock of your housing needs/search profile and, based on this, search for suitable housing and schedule one or more viewings for you.`
We are distinguished by the speed of finding this property. We have a large network in Utrecht that we use and our daily task is to search various
properties for our clients. As a result, you are assured of a professional who knows how to secure your dream home. We also work a lot with fellow real estate agents to make sure that we can view properties before they hit the Internet. In this way, we have an edge over competitors in this competitive housing market. When we have found a suitable accommodation for you which you would like to rent, we will make every effort to ensure that the landlord of the property grants you the property in question. On your behalf, we will conduct negotiations with the landlord regarding the conditions of the living space and the lease agreement, among other things. Ustad property management & maintenance stands for openness and transparency! We are confident in our abilities as professionals, which is why we work for the rental of your property on a ‘No Cure, No Pay’ basis.
In this way, you save unnecessary high costs and only pay on a successfully completed job! The cost for this service is €1095 excluding VAT. You will settle the charges when you sign the lease. This way you can be sure that we will not get paid until you actually move into the property.
Cost for Hiring
At Ustad property management & maintenance, we use a transparent cost model for hiring homes, on a No Cure No Pay basis. This means that you only pay when we have found a property for you that meets your needs and for which you sign a rental agreement.
Our rates are as follows:
For small studios or rooms with a rent up to €1,000,- including utilities: The mediation fee is €995,- excluding 21% VAT.
For properties with a rent above €1,000: The mediation fee is 1 month’s rent, excluding utilities.
