Costs for one-time property rental
At Ustad property management & maintenance, we offer a professional mediation service for the rental of your property. The cost for a one-time rental of a property is €995 excluding 21% VAT.
These costs include the entire mediation process, from placing the advertisement and organizing viewings, to selecting the right tenant and drafting the rental agreement.
Fees are charged only when the lease is successfully signed and the tenant moves into the property.

Our working method
Below is an overview of the work we perform for you as standard

Recording of your property, so that we have a clear picture of what kind of property it is and in this way we can present it, as good and realistic as possible, to potential tenant(s). During the recording we can give you advice on your property.

You can make your own wishes and requirements regarding candidate tenant(s) known to us, after all, it is your living space.

We make sure your property is offered by a selected number of real estate agents.

In accordance with your wishes and requirements, we make a preselection of candidate tenant(s) for you.

If, after the viewing, the prospective tenant(s) are interested in renting your
accommodation, then the prospective tenant(s) must provide the following information
:
– copy of proof of identity
– employer’s statement
– bank guarantee (in the case of the self-employed)
– parental/guardian deposit (in the case of students)
– proof of DUO (in the case of students).
You always have the final vote!
1. If you agree to the prospective tenant(s), we provide the legally sound
substantiated and watertight rental agreements, which can be adapted to your needs
. We send, after drafting the agreement, the documents to you at
for final verification. Last but not least in this step is scheduling an appointment to sign the
agreement.
2. On your behalf, we handle the discussion and signing of the lease agreement with
your new tenant(s).
3. On your behalf, we will collect the first rent and a security deposit (usually equal to 1 or 2
months rent). This is immediately transferred to your (postal) bank account. From the
2nd payment period, the tenant will pay directly to you.
4. The rental agreements will be sent to you for signature, along with the
antecedent data of your new tenants. You also sign the rental agreements:
you keep 1 copy for your own records and the other copy you send to your
new tenant.
5. Along with the rental agreements, a summary invoice will be sent to you
so you can see the amounts we have received for you.
6. Finally, an appointment is made for the key transfer and the mediation is complete.
