Renting accommodation in Utrecht and surroundings
Are you from abroad looking for a property in Utrecht, do you constantly seem to be missing out
in this tight rental market or do you simply not have time to look for a suitable property yourself.
Then we can also actively search for suitable housing for you to rent. You can give us
a search request for this on a ‘No cure, No pay’ basis. We will then search for you
for suitable accommodation outside our own offer. We will only look after your interests
.
Our working method
During a search, we will assist you with the following issues

We will inventory your housing needs/search profile

We will help you compile a complete file on you as a candidate–tenant

We will search for one or more suitable
living space(s)

We schedule one or more viewings for you

If desired, we can visit with you (can also be done digitally)

Joint evaluation

If you are convinced after the viewing and would like to rent the property, we will do everything we can
to ensure that the owner grants you the property.

We conduct negotiations with the landlord on your behalf, among other things, regarding the
conditions of the accommodation and the rental agreement
Issue search request
– We ensure that the first payment to the rental is made in a timely manner
– We organize the handover
– We prepare an inspection report that includes meter readings, check keys,
check inventory, inventory of defects
– We ensure that the landlord fulfills his obligations at the start of the
rental agreement
– We provide support with: internet connection and/or a connection to
utilities
– We act as a first-line inquiry point during the rental agreement
When we have found a suitable residence for you that you would like to rent, we will make every effort to ensure that the landlord of the residence grants you the residence in question. On your behalf we will conduct negotiations with the landlord about the conditions of the property and the rental agreement. In this way you save unnecessary high costs and you only pay in case of a
successfully completed assignment!
Costs for Hiring
At Ustad property management & maintenance, we use a transparent cost model for hiring properties, on a No Cure No Pay basis. This means that you only pay when we have found you a property that meets your needs and for which you sign a rental agreement.
Our rates are as follows:
For small studios or rooms with a rent up to €1,000,- including utilities: The mediation fee is €995,- excluding 21% VAT.
For properties with a rent above €1,000: The mediation fee is 1 month’s rent, excluding utilities.
